To reserve a property, please:-

 

  1. Complete the form to the best of your ability. (Don't worry if you miss some sections out - we will be contacting you shortly after receiving it)
  2. Print out completed form, retain a copy, and forward (preferably fax and post the form) to The 1 Stop Property Shop with your payment/s (We can in some cases organise payments by debit/credit card if this facility is available - call us if you prefer this to sending cheques etc) Fax to 0871 714 2306
  3. Email us here to advise you have sent in the reservation form and also advise of site and plot number.
          

 

    Upon receipt of the reservation, we will then contact you with availability.

    If your chosen plot is not available, you may be offered another, or request the return of your reservation form and cheques - uncashed.

  4. If the property is to be financed, your broker (we can recommend an efficient broker who will get you the best mortgage according to your requirements) will structure a mortgage and advise you professionally of a suitable package for this purchase.
Additional terms - these are normal terms for any developer/vendor.
 
  • This reservation will expire where Exchange of Contracts does not take place within the normal time of 28 days, from the date your Lawyer received the Contracts - as will be advised by your Lawyer.

 
  • Failure to exchange contracts within this period could result in the property being offered back to the market and forfeiture of the all pre-payments.

 
  • All offers are subject to Contract with the Vendor. All costs, direct and associated, incurred during the purchasing process for services of mortgage brokers, solicitors and other service providers are the sole responsibility of the buyer unless otherwise stated in writing from 1 Stop Property Shop. If contracts are being assigned or the property is purchased using bridging, those costs are the also responsibility of the buyer.
 
  • If the property/ies are withdrawn by the vendor because the buyer does not comply with exchange of contract deadlines or any other stipulated criteria, any fees due to 1 Stop Property Shop will still be owed and deemed payable to 1 Stop Property Shop at that date.
 
  • Reservation costs are deductible from the purchase price, unless they are being allocated as part of the fee payment to 1 Stop Property Shop. All reservation fees will be cleared via 1 Stop Property Shop and then processed to relevant parties.
 
  • It is agreed that this reservation does not constitute a binding contract for the sale of property. The Vendor will send the binding contract to your Lawyer. Your Lawyer will send you a report on the contract.
